Question to those who have rented DVC points before

Hi WDW family! I'm beginning to plan my big 2015 trip with my niece and nephew, brother and sister in-law and parents, and I have a few questions about renting DVC Points. We're planning on going the first week of October and my questions are as follows:

1) When can I put in a request for DVC rental points? I thought I read somewhere that I should shoot for 11 months before my travel dates, but I can't figure out where I saw that.

2) Is it possible to book more than one room (I'm thinking a studio for me and DH, a studio for Mom & Dad and a one bedroom for my brother and the kids)?

3) We'd like to do either the Beach Club or the Boardwalk because we want to be close to Epcot for F&W Fest. I think the Boardwalk has a Grand Villa which would sleep all 8 of us in one place. Has anyone ever stayed in a Grand Villa? Is it hard to get one?

4) Thoughts on the Boardwalk vs. the Beach Club?

5) If we rent points, are we able to link Magic Bands, park tickets, and ADRs to our reservation?

6) Recommendations for a rental site that you have used before? What did you like about it, what didn't you like?

Hey there! We just used DVC Rental Store and worked with Lauren for our honeymoon. We put the request in before the 11 month mark, but she was not able to check availability until that time. We put our top 3 choices as Boardwalk, Bay Lake, and Animal Kingdom Lodge. We ended up getting Boardwalk (1st choice) at the 7 month mark as nothing was available at the 11 month mark. Once you have the confirmation number you log in to you Disney account and link the resort reservation. After that, everything else will be linked to that as well. We purchased the dining plan through the DVC store (since the member you rent from has to add it for you). We purchased our tickets directly from the Disney site since there was no price difference and it was just easier.
You can book multiple rooms, we just did a studio since it was just the 2 of us so I cannot tell you about a Grand Villa, but you could ask whatever rental site you use. I had absolutely no issues using the DVC Rental Store and would highly recommend them to anyone. I would say I would use them again, but we bought DVC on our trip so that will not be necessary anymore. We had no issues with our Magic Bands or with any of our ADR's/FP+. I second DVC Rental Store! We also have been working with Lauren and our trip begins on Wednesday!! She has been great! We sent our request at about 10 months and had Boardwalk, Beach Club and Animal Kingdom as our three choices. Since we missed the 11 month mark Boardwalk and Beach Club were already booked due to the Food and Wine Festival. We did get a Deluxe Studio - Savannah View at Animal Kingdom Kidani at the 7 month mark. Lauren has been so incredibly easy to work with and helpful. As soon as we booked through DVC Rental Store we got the confirmation number and were able to link it to our My Disney Experience. We bought our tickets through Undercover Tourist and were able to link those right up as well. We went through Lauren to set up the Magical Express since the DVC owner had to add it to the reservation but that was as quick as sending an email.

Overall the experience has been great and it has saved us a toooonnnnn of money. I have so far been really satisfied and will use DVC Rental Store again in a heartbeat. We leave in 2 days and I have no fears or reservations at all since this company has been so great to work with. Highly recommend!

**OH! and DVC Rental Store lets you make payments on your balance. I know some sites require you to pay all up front at time of booking but with DVC Rental Store you make a deposit and then as long as you have it all paid by 45 days prior to your trip, you're fine.

I have never been through the whole process but we're currently working on requesting points for our December 2015 trip so I can tell you what I've found thus far.

1) When can I put in a request for DVC rental points? I thought I read somewhere that I should shoot for 11 months before my travel dates, but I can't figure out where I saw that. Most places will let you request before 11 months out but they won't be able to check availability/book until 11 months when the DVC home resort window opens.

At least on David's DVC rental that I've been using, you can book more then one room but you have to put in two separate requests. You can make a note on each request that the two requests are linked and if you don't get one of the two requests then you don't want either one, if that makes sense (for example if only one room at Boardwalk is open then you don't want the one room, you only want to make the reservation if both rooms are open)

I don't know about the Grand Villa but Boardwalk and Beach Club are both going to be tricky to get during F&WF because of their proximity to Epcot. We're trying for a 2-bedroom at Boardwalk and I've been told that there is limited availability for these room types, but I don't know the stats for the Grand Villas. On David's DVC rental you have the option of choosing a first choice, second choice, third choice, etc. so that you can put in Boardwalk Grand Villas for your first choice, Beach Club Grand Villas for your second choice, Boardwalk one-bedroom for your third choice...
5) If we rent points, are we able to link Magic Bands, park tickets, and ADRs to our reservation? Yup, they will give you a reservation ID that you go in on your My Disney Experience account and link it up to your account. We're purchasing the dining plan through the rental process since you need a resort reservation in order to get the dining plan, but we are purchasing our park tickets separately.
6) Recommendations for a rental site that you have used before? What did you like about it, what didn't you like? David's DVC Rental has been great so far. I like how easily laid out the request form is, the point/price breakdown, etc. plus they are super helpful and on top of answering all my questions. http://www.dvcrequest.com/

If you wish to be at BCV or BWV during F&W, you should book at 11 months if possible. Because of the proximity to Epcot, these two resorts fill up fast. There are more rooms at BWV than BCV. It would be much cheaper to book 2 studios and a 1 bedroom, than a grand villa. There are only 7 grand villas at BWV.

BWV has 3 room categories, std view(parking lot/tennis court), pool view, and boardwalk view(pool and boardwalk view are same number of points). Std view rooms are the first to go, as they require fewer points. Std studio is about 30 pts less for a week, and a std 1 bedroom is about 50 pts less per wk. If you want a std view room, you definitely need to book at 11 months.

Points required for BCV rooms are about the same as BWV pool/boardwalk view. BWV is my home resort, which I prefer for the lower pt std view rooms, and we like to spend some time on the Boardwalk, after the parks close.

BCV - 36 Dedicated Studios - 20 Dedicated 1Bdrm - 78 Dedicated 2Bdrm - 74 Lockoffs - 0 Grand Villas = 208 VIllas / 282 Max. Available

BWV - 97 Dedicated Studios - 130 Dedicated 1Bdrm - 0 Dedicated 2Bdrm - 149 Lockoffs - 7 Grand Villas = 383 Villas / 532 Max. Available
